From an occupier perspective, since we’re in our market every day, we maintain a close pulse on the changing needs/desires of tenants often before this can show up in any macro data.

A major portion of our business is helping occupiers navigate the lease renewal versus relocation conversation. Let us understand your current lease, dissect the market, create leverage, and help you negotiate a favorable outcome. Generally, the real estate owners/landlords are responsible for our fee, which is accounted for regardless of whether or not a tenant has their own broker.

Legally, yes. Is it a good idea, no. We pride ourselves in great relationships with cooperating brokers. With this said, we highly recommend utilizing a broker/agent that is well-versed in the challenges and opportunities specifically in industrial real estate (even if you don’t choose us). Although the license may be the same, familiarity with and access to reputable environmental contacts, due diligence providers, lease or purchase contract forms, lenders, transaction timing, escrow/title, etc. is a completely different ballgame.
